Our Custom Design Process

Phase 1

Pre-Design Phase – Research & Development

As Custom Home Builders for the Midlands of South Carolina, we listen to your dreams for your new home and your price range considerations. From there, we set out to work with you to find the right home site and design the home of your dreams that stays within your budget.

We listen to how you want your home finished out and the dream style of your home.  We have informative meetings to show you the planning steps, the design steps, and generally what you can expect when building your new J.P. Smith Custom Home.

Phase 2

Floor Plan & Design – Schematic Development

We send the home site survey to the architect prior to the original design meeting so your home is designed to the lot.  During the architectural meeting, a rough drawing is produced.  From there the process moves through architecture and takes shape until the official blueprint is produced.  When the blueprint is ready, the bid process begins and the budget is set while the specifications are being finalized.

Your package is then delivered to the lender and the home is appraised. Once the lender approves the construction loan our superintendent begins the construction of your home. 

Phase 3

Proposal Stage to Build Contract

Using the preliminary set of plans created in phase 2, the price of the home as designed is presented to you in the proposal stage.

Factors of the price of the home, as discussed in Phase 1, are the following:

  • Property location
  • Square footage
  • Features above our standard base price
  • Site cost evaluation

If the features selected exceed the preliminary budget, the plans are able to go back to Phase 2 to adjust in size and features. At this point, you can purchase the plans and we’ll finalize the construction set. If a completely new layout will be requested, payment for the plans will be requested at this time.

Phase 4

Construction Stage

At this phase, you will meet with our professionals to assist you with just the right choices for your new home. We are here to make your dream home a reality.

As the construction unfolds our skilled craftsmen work to ensure your home is finished to very high standards. You will be asked to attend several on-site meetings to make decisions regarding where you want certain things. Your selections are always made prior to the construction event so the home keeps moving.

Once your home is finished we have an instructional meeting to show you the components of the home.  After the closing and within 60 days after you move in, we have our final meeting to discuss any minor flaws that need to be addressed or corrected. We like giving you time to experience your home for 60 days before we come back for that last time.
